From a 360 camera to an MLS link in four steps

3D walkthroughs, Gaussian splats and the MLS

What is a Gaussian splat, and why does it matter for real estate?

A Gaussian splat is a 3D scene built from ordinary photos or video. Software fills the space with millions of small, soft, colored points and tunes them until the scene matches what the camera saw, so it looks like a photograph you can walk through. For listings, that means a photoreal 3D walkthrough from a consumer 360 camera, without a dedicated scanning camera or a monthly plan.

Can I put a 3D walkthrough on the MLS?

Yes. Every published walkthrough gets its own link at pfretour.com/3d/ followed by the tour number. It shows only the walkthrough and the property address: no photographer or agent branding and no links off the page, so it fits MLS fields that require unbranded virtual tours. It also appears on the tour's unbranded MLS version, and never on the strict MLS version for MLSs that allow photos only.

Will my 3D walkthrough show on Zillow?

Not inside the listing photos. Zillow only shows 3D tours there from its own 3D Home app and from companies on its provider list, and PFRE Tour is not one of them. According to Zillow's help center, any other tour you put in the MLS virtual-tour field appears as a link in the listing's Facts and Features section, if your MLS sends it. Check one of your own listings before promising an agent anything.

What is a good Matterport alternative that works on the MLS?

A 360 camera plus Gaussian splatting software, hosted somewhere that gives you an unbranded link. You give up Matterport's measurements, floor plans and one-pass speed in exchange for a much cheaper, more photographic walkthrough.

How do I share a Gaussian splat with an agent or a buyer?

Upload the .sog file to the listing's PFRE tour and publish it. The agent gets the walkthrough inside the branded tour for marketing, the unbranded MLS version, and a stand-alone 3D link to put in the MLS, email to buyers, or share anywhere.

Does it work on phones?

Yes, on most current phones. The walkthrough only loads when a buyer taps "Explore in 3D", so it never slows the photo tour, and a phone that cannot run it still gets the full photo tour. Files under about 50 MB open fastest.

What do I need to make one?

A 360 camera (an Insta360 X4 or X5 class camera, about $550) or a phone, splat-training software such as Postshot, Spirula Studio, Polycam or Scaniverse, and the free SuperSplat editor to clean up and export. Capture takes roughly 15 to 30 minutes for a typical home on video, and training takes from tens of minutes to hours depending on your computer.

What file do I upload, and how big can it be?

One .sog file per tour, up to 300 MB, exported from the free SuperSplat editor. If your capture app does not let you export the splat, process the 360 footage yourself in a trainer like Spirula Studio or Postshot, then export from SuperSplat.

How much does it cost, and is there a monthly fee or hosting limit?

The 3D walkthrough is a $15 add-on per listing, on top of the tour itself ($10 for a single tour, as low as $8 each in volume packs). There is no subscription, no per-view charge and no cap on how many tours you keep live. Each tour credit includes two years of hosting. You can upload and preview the walkthrough before you pay.
