Matterport Cost Calculator

Quick Answer

Matterport's cheapest way in, the Pro3 Plus Package, commits you to $7,875 over two years: $1,995 for the kit and $245 a month for 24 months (matterport.com, October 2026). Spread over 4 Matterport jobs a month that's about $82 a job before your time, $41 at 8 a month and $27 at 12. Enter how many 3D jobs you'd really shoot and what agents will pay, and the calculator shows the cost per job, the price that breaks even, and the month the gear pays back, next to buying a Pro3 outright and next to a $550 360 camera.

Shoots that would include a 3D tour, not all your shoots.

What the calculator counts

It adds up 24 months, because that's the term of the Pro3 Plus Package and a fair life for a camera you'd buy outright, and it spreads the total over the 3D jobs you'd shoot in that time:

  • Up front: the camera or kit.
  • Every month: the hosting plan. Matterport bills by active space, the tours switched on at once, so the bill runs whether you shot four jobs that month or none.
  • Every job: anything you pay per tour. With a 360 camera that's the host's per-tour fee. On PFRE Tour the 3D add-on is $15 on top of an $8 to $10 photo tour; the calculator counts only the $15, so if you don't already deliver your photos on PFRE Tour, make that route's per-job cost $23 to $25.
  • Your time and costs per job: the field above, applied to every route. Add it to a route's per-job cost instead if one takes you longer: training and cleaning up a Gaussian splat usually takes more of your evening than a Matterport upload, and it needs a computer with a capable graphics card (or a paid cloud trainer), which isn't counted here.

The break-even price is the 24-month total divided by your jobs, plus your time: charge less and the route loses money over the term. With a price entered, the calculator also shows the profit each month after the plan and per-job costs, the month that profit has paid back the camera, and what's left after 24 months. If the monthly profit is zero or less, the route doesn't pay back on those numbers, however long you wait.

Where the default prices come from

Matterport's prices are from matterport.com on October 25, 2026: the Pro3 is $3,995 on its own, and the Pro3 Plus Package is $1,995 with a Professional plan of 50 spaces at $245 a month on a 24-month commitment. A Pro3 bought outright still needs a Professional or Enterprise plan; the calculator starts it at the same $245 for 50 spaces, so change it to the tier you'd actually buy from Matterport's plans page. The Insta360 X5 is $549.99 on Insta360's store with one battery, and Spirula Studio and the SuperSplat editor are free. Prices change: check them before you buy.

Two Matterport costs the calculator leaves out because they depend on the job: schematic floor plans at $14.99 a space (bill them to the agent as their own line), and reactivating archived tours past the 2 free a month, at $20 each.

The 50-space ceiling

A Professional plan of 50 spaces holds 50 live tours at once, and a house of 201 to 500 scan points counts as two. At 4 jobs a month, 50 spaces fill in about a year; at 12 a month, in about four months. After that you archive sold listings to make room, and an archived tour can't be viewed until you reactivate it. The calculator shows when your volume fills the plan. If agents expect old tours to stay up, price the bigger tier in.

What the numbers leave out

Cost per job isn't the whole decision. Matterport gives measurements, a dollhouse view and floor plans from the same scan, it's the 3D name agents already know, and its tours publish to Homes.com and Google Street View, though not to Zillow since October 2025. A Gaussian splat looks more like the house but has no measurements, takes longer to process, and takes some explaining to agents, so they may pay less for it. If you'd charge a different price for each, run the calculator twice. Our comparison of Matterport and a 360 camera with Gaussian splats covers the trade-offs, and is Matterport worth it? covers the shoot and the ownership question. Frequently asked questions

How many Matterport jobs do you need to break even?

On Matterport's Pro3 Plus Package ($1,995 for the kit and $245 a month for 24 months, as of October 2026), you commit $7,875 over two years. At 4 Matterport jobs a month that is about $82 a job before your time; at 8 a month, about $41; at 12, about $27. Charge more than that, plus your time, and the package pays for itself within the 24 months. At $150 a job and 4 jobs a month, the kit is paid back in month 6.

Is it cheaper to buy the Pro3 outright or get the Plus Package?

The Plus Package is cheaper up front: $1,995 for the Pro3 kit against $3,995 for the camera alone, as of October 2026. The catch is that the package ties you to a Professional plan of 50 spaces at $245 a month on a 24-month commitment: $7,875 in all. Buying outright still needs a Professional or Enterprise plan to host tours, so compare the plan tier you'd actually use on Matterport's plans page.

What does a 3D tour cost per job with a 360 camera instead of Matterport?

An Insta360 X5 lists at $549.99, free software such as Spirula Studio trains the Gaussian splat, and PFRE Tour hosts it for a $15 3D add-on on top of an $8 to $10 photo tour, with no subscription. At 4 jobs a month over 24 months that is about $21 a job if you already deliver your photos on PFRE Tour, or $29 to $31 counting the photo tour, before the extra time training and cleaning up splats takes. It gives no measurements or floor plans, which Matterport does.
