MLS Compliance

MLS Compliance Checker

Quick Answer

Paste your virtual tour link below. The checker flags hosts that are branded by design — YouTube, Vimeo, Zillow and other listing portals, social media — which most MLSs reject in the virtual-tour field. It runs in your browser and can't read the contents of every tour page, so a short checklist covers what only your eyes can: whether the page shows the agent's name, logo, phone, or a contact form.

Look at the tour and check anything you can see on it:

Nothing checked yet. If none of the above appear on the tour, it's unbranded and belongs in the MLS field.

This is guidance, not legal advice. MLS rules vary by market and change — always confirm against your local MLS's rules and regulations.

How does this checker decide?

Two ways, and it's honest about the limits of each. First, it looks at the link's host. Some hosts are branded by design and can't be made compliant for the virtual-tour field: YouTube and Vimeo wrap the video in channel branding, ads, and suggested clips; Zillow, Realtor.com, Redfin and other portals carry their own branding and lead-capture forms; Facebook, Instagram, TikTok and LinkedIn are branded social surfaces. If your link points at one of those, it flags it.

Second — because the tool runs in your browser and can't fetch the contents of an arbitrary page — it gives you the branded-vs-unbranded checklist. You're the one looking at the tour, so you can see what the tool can't: a name, a logo, a phone number, a "request a showing" button. Check anything that appears, and the verdict updates live.

What does a compliant link look like?

The cleanest setup is a dedicated tour page that exists in two versions from the same upload — one branded for marketing, one unbranded for the MLS. With PFRE Tour, for example, the two links for the same property differ only in the path:

  • Branded (agent name, logo, contact) → the marketing link, e.g. pfretour.com/v3/12345 — for the agent's website, email, and social.
  • Unbranded (property only) → the MLS-compliant link, e.g. pfretour.com/mls/12345 — for the listing's virtual-tour field.

Frequently asked questions

How does the MLS compliance checker work?

It runs entirely in your browser. Paste a tour link and it flags hosts that are branded by design — YouTube, Vimeo, Zillow and other portals, social media — which most MLSs reject in the virtual-tour field. It can't read the contents of an arbitrary tour page, so it also gives you a short branded-vs-unbranded checklist to run while you look at the tour.

Can a tool tell me for certain that my link is MLS-compliant?

No tool can, because MLS rules vary by market and change over time, and the deciding factor is what appears on the page — agent names, logos, phone numbers, contact forms. This checker catches the common, obvious problems and walks you through the rest, but the final authority is your local MLS's rules and regulations.

What makes a virtual tour link unbranded?

An unbranded link shows the property — photos, video, address, price, details — with nothing that identifies or promotes the agent or brokerage: no names, headshots, logos, phone numbers, emails, websites, social links, or contact forms. That's the version nearly every MLS requires in a listing's virtual-tour field.
